This 80 acres in western San Miguel County is bordered by BLM on 3 sides and the State Wildlife Area on the fourth, while located on an easy, relatively flat gravel road, 1-2 miles from the paved HWY 141. Quiet solitude and big views of the La Sals can be yours to enjoy in Dry Creek Basin. To the east is a great view of Lone Cone and Pony Draw. Elk, deer, plenty of wildlife. 12 mi +/- S of Naturita, 30 min to Norwood. Power lines nearby. Solar may be the cheapest option for power. Currently too much sage grouse protection for any solar farms. Fenced on 2 sides. with a 1/4 mile of fence running north/south. SE corner is yellow cattle guard. The San Juan Hut System mountain bikers ride near the property, through Dry Creek Basin on their way to Bull Canyon and Paradox. See addendum.
